We Do All The Paperwork
Free Mortgage Broker in Scotland
At YesCanDo Money, we base our advice on what’s actually in front of us. The type of property you’re buying, how much you need to borrow, and the mortgage lender criteria at the time all shape what’s realistic.
We handle the application and the back and forth with the lender, so you’re not left chasing updates or trying to interpret underwriter emails.
So, is it really free?
It’s a question worth asking. Every mortgage broker is paid a fee by the mortgage lender when a mortgage completes. Some brokers then charge their clients on top of that. We don’t. You pay nothing for the advice or the application work.
Property prices across Scotland vary enormously, from Edinburgh’s New Town and Glasgow’s West End at the higher end, to more affordable cities like Dundee and towns across the central belt. Whatever the price level, adding a broker fee on top of your mortgage costs shouldn’t be something you have to factor in. And the lender paying us has no bearing on the rate or deal we find for you.
We’re a trusted mortgage broker to thousands of happy customers across Scotland and beyond. Many find us through recommendation and come back because the advice is straightforward and the process is handled properly.
We have access to around 14,000 mortgage products from more than 99 mortgage lenders, spanning high street banks and specialist lenders. That range becomes particularly valuable when income is complex, credit history needs some context, or the property falls outside standard criteria.
Rather than being tied to one bank’s products, you get a genuine look across the market at what’s actually available for your situation.

Why choose us for your mortgage in Scotland?
We’re not a national call centre or a faceless online service. We’re a small, dedicated team based in Portsmouth, Hampshire, helping people across the United Kingdom, including Scotland.
From Edinburgh and Glasgow to Aberdeen, Inverness and the Highlands, each part of Scotland has its own character. Tenement flats, rural crofts, new build commuter homes and city centre apartments are all assessed differently by mortgage lenders, and understanding that mix matters when it comes to getting the right mortgage advice.

Why Choose YesCanDo Money Scotland Mortgage Broker?
We understand how varied Scotland can be. Prices in Edinburgh’s New Town or Glasgow’s West End aren’t the same as Dundee or the Ayrshire coast. Demand shifts around city centres, commuter towns and more remote rural locations. Mortgage lenders can take very different views depending on property type, construction and postcode, and Scotland has some property types that simply don’t exist elsewhere in the UK.
Whether you’re buying a tenement flat in Glasgow, a family home in Stirling, or something more rural outside Inverness or in the Scottish Borders, we look at which mortgage lenders are likely to be comfortable before anything is submitted. That saves time and avoids unnecessary declines.

Getting a mortgage in Scotland
We regularly help people buying and remortgaging across Scotland.
Scotland has more property variety than almost anywhere else in the UK. Edinburgh’s New Town and the affluent suburbs of Glasgow carry very different price levels to Dundee, Ayrshire or the towns of the central belt. Inverness and the Highlands sit in a category of their own, with rural properties, crofts and more remote locations that mortgage lenders assess very differently to urban stock.
That mix influences how a mortgage lender assesses a case.
A modern flat in Edinburgh city centre will be looked at differently to a tenement conversion in Glasgow’s East End or a rural property outside Stirling. Non-standard construction is more prevalent in Scotland than elsewhere in the UK, and that can narrow lender choice considerably. Crofts, properties with agricultural ties and homes in very remote locations can all present additional challenges. Lease arrangements, factoring charges and building condition can also affect flats, particularly in older tenement blocks.
Scotland also has its own legal process for buying property. Home Reports are required before a property is marketed, and the Scottish offer system works differently to England and Wales. These differences can affect timelines and lender requirements, and it’s worth understanding them before anything is submitted.
Many mortgage lenders cap borrowing at around 4.5 times income, with some stretching further depending on profile. In cities like Edinburgh where prices have risen sharply, borrowing limits become a particularly important part of the conversation.
We’re independent mortgage brokers, so we look at which mortgage lenders are likely to be comfortable with both the property and the numbers before anything is submitted. That reduces the risk of delays or unnecessary declines.
Ready to start your mortgage process? Contact us
Wherever you are in Scotland, we help people sort out their mortgage without it becoming a headache. That might be a first purchase in Edinburgh, a move in Glasgow or a remortgage in Aberdeen.
Our advice is fully fee-free. There’s no obligation and no pressure. We take the time to understand your situation and advise what’s best. When you’re ready to proceed, we handle the application, the mortgage lender contact and the chasing through to offer.
People come to us at different stages and for different reasons. We talk it through, work out what’s realistic, and take care of the admin so you can focus on the property.
What’s next?
1. We talk it through
We start with a short call to get a clear picture of your situation and what you’re looking to achieve. Income, deposit, the property and anything that might affect which mortgage lender is the right fit. From there, we give you a straight answer on what’s realistic.
2. We find and secure the deal
We search across the market, including mortgage lenders you can’t always reach by going direct. Once you’re happy with the recommendation, we secure the rate, arrange an agreement in principle and submit the full mortgage application.
3. We see it through to completion
When the mortgage lender is satisfied, they issue the formal mortgage offer. We stay involved until the keys are in your hand, and if a better rate comes up before completion we’ll check whether it’s worth making the switch.
