Every client asks some version of this. Free mortgage advice sounds like it should come with a catch. It doesn’t. Mortgage brokers are paid by the lender when a mortgage completes. That’s standard across the industry. Some brokers charge their clients on top of that. We never have and we don’t intend to start.

You pay us nothing for the advice, the mortgage application or any of the work in between.

Where to Buy in the West Midlands

The question we hear most from buyers looking county-wide is not about one town. It is which one. The honest answer depends on your budget, your deposit and what you need the mortgage to do.

The city and its suburbs. Birmingham averages £233,000 (ONS, May 2026), with first-time buyers paying around £211,000. The Victorian suburbs from Kings Heath to Erdington offer terraces at accessible prices, while city centre apartments suit buyers who want to walk to work, though flat values eased 3.5% over the year, which favours negotiation.

The Black Country. Wolverhampton (£212,000), Walsall (£215,000) and Dudley (£230,000, and rising fastest in the county at 4.2%) are where money goes furthest. First-time buyer averages sit around £200,000, deposits are within reach years earlier than in the south, and gross yields around 7% make this the county’s investment heartland.

The premium end. Solihull averages £330,000, and with Sutton Coldfield it carries the county’s strongest school catchments. Budgets stretch further into enhanced income multiples here, and larger deposits change which lenders compete for your case.

Coventry and the east. A market with its own rhythm, driven by two universities and some of the county’s newest housing stock, from city centre schemes to the growing estates on its edges.

Brilliant help for a first-time buyer I’m a first-time buyer and honestly had no real clue what I was doing when I started, so I can’t say how grateful I am to Ian and the team at Yes Can Do. Ian sorted me out with a really good 5 year fixed rate and was always at the end of an email whenever I had a question, which was often. He never once made me feel daft for asking, and actually explained what was going on rather than just telling me what to sign. My deposit involved a gift from my parents overseas, which I was sure would be a nightmare, but Ian talked me through exactly what the lender needed each time and it was all fine. I’m still going through to completion now, and Suzanne has taken over that side of things.
