The Barclays Fast-Track Remortgage service launched on Monday 7 September 2026. Homeowners who meet the criteria can now receive a mortgage offer within 24 hours and complete their remortgage in as little as five days. Switching to a new lender has usually taken four to eight weeks, so this is a big change to remortgage timescales. Many homeowners have avoided remortgaging for that reason alone.
Below, we explain exactly who qualifies for the Barclays Fast-Track Remortgage service and what the criteria rule out. If you want the wider picture first, our guide to remortgaging with Barclays covers the full range. We’ll also share our own figures on how long a Barclays remortgage really takes, compare Barclays against eleven other mortgage lenders, and weigh the service up against staying put with a product transfer.
The best bits of the Barclays Fast-Track Remortgage service
Here is what eligible homeowners get from the new service:
- A mortgage offer within 24 hours of application
- Completion in as little as five days
- A prioritised property valuation
- Prioritised conveyancing, so the legal work does not sit in a queue
- Open to new customers as well as existing Barclays borrowers
- Available through a mortgage broker or a Barclays mortgage adviser
Those points deal with the two things that put homeowners off switching. You do not know when the offer will arrive, and you do not know when the legal work will finish. Barclays says eligible customers can also expect less admin along the way.
Who qualifies for the Barclays Fast-Track Remortgage
The criteria are narrow, and this is the part most coverage of the launch has skipped over. To use the Fast-Track Remortgage service, your case must meet all of the following, correct as at September 2026:
- No more than two existing borrowers on the mortgage
- Borrowing of up to 80% of the property value, known as loan to value
- No additional borrowing on top of the existing mortgage balance
- A standard build freehold house, with no second charges or secured borrowing
- A property valued at up to £2 million
- No adverse credit events in the last two years
- A standard repayment mortgage rather than interest only
- A product that includes the Barclays Standard Legal Service
Scottish cases have one extra condition. Barclays will only consider absolute ownership houses.
There is a clear pattern in that list. Flats, leasehold properties, new build homes and anyone raising extra money are all left out. Barclays has not published a credit score threshold, so the credit score test here is the two-year adverse credit rule rather than a number you can look up.
The usual affordability, fraud and valuation checks still apply. Barclays has also said that timings may differ in Scotland and Northern Ireland.
Why the Barclays Fast-Track Remortgage matters
Plenty of homeowners stay with their current lender because moving feels slow, uncertain and time consuming rather than because the deal is better. A better deal elsewhere often goes untouched for that reason.
Barclays commissioned research from Opinium that puts numbers to this. The research found:
Mortgage holders who switched lenders at their most recent renewal were twice as likely to report difficulties as those who stayed, at 20% against 10%. Only 10% of those who switched received an offer within 24 hours, compared with 33% of those who stayed put. Nearly a quarter of those who stayed said a quicker, more straightforward application would have made them more likely to move.
Timing matters more than it sounds. Moneyfacts reports:
A new mortgage deal typically stays on sale for around two weeks.
If your application takes longer than that to reach an offer, the mortgage rate you were quoted may no longer exist by the time you get there.
That is the real value of an offer within 24 hours. It is not about impatience. It is about holding on to the lower interest rate you were shown before the market moves.
How long a Barclays remortgage actually takes
At YesCanDo Money, we record how long every mortgage lender takes to move our clients from application to mortgage offer. That gives us figures for Barclays that pre-date the Fast-Track Remortgage service entirely.
Over the past two years we have submitted 125 residential remortgages to Barclays. 122 of those clients were switching from a different mortgage lender, so these are real remortgages rather than internal rate switches. Here is how long the offers took to arrive:
- 27% of cases received a mortgage offer the same day
- 38% received an offer within 24 hours
- 55% received an offer within five days
- 65% received an offer within a week
- 82% received an offer within a fortnight
- Half of all cases had an offer within 4 days, and the slowest took 67 days
What those figures show is that Barclays was already producing an offer within 24 hours on close to four in ten remortgages before the Fast-Track service existed. This is not a new capability appearing from nowhere. Barclays has taken something it already managed on some cases and turned it into a published promise.
Automated valuations are a large part of the explanation. An automated valuation produces a property value from data rather than a surveyor visiting, and Barclays says it uses them to assist with instant mortgage decisions. Its published criteria allow them on remortgages at 80% loan to value or less, correct as at September 2026.
That 80% figure is the same number that appears in the Fast-Track criteria. A standard freehold house within those limits is the sort of property that can be valued from data with confidence, and a flat or an unusual property is not. That suggests the eligibility rules are built around the cases Barclays can process without waiting for a physical valuation.
How many of our own Barclays cases fit the criteria
We also tested our own Barclays cases against the Fast-Track criteria. Barclays sets eight conditions, and our records let us check four of them: a house rather than a flat or maisonette, freehold rather than leasehold, no additional borrowing, and borrowing of 80% of the property value or less.
Of the 115 cases where we hold full property details, 70 met all four. That is roughly six in ten.
Those 70 cases met the four conditions we can test, which is not the same as qualifying for Fast-Track. Our records cannot tell us:
- Whether a case had more than two borrowers
- Whether the property was worth more than £2 million
- Whether the property was standard build
- Whether there was a second charge on it
- Whether the client had an adverse credit event in the previous two years
- Whether the product chosen included the Barclays Standard Legal Service
The real qualifying share would therefore be lower than six in ten.
The reasons the other 45 cases fell outside the criteria are worth knowing:
- 28 clients were raising additional funds on top of their existing mortgage balance
- 17 properties were flats or maisonettes rather than houses
- 17 properties were leasehold rather than freehold
- Only 3 clients were borrowing more than 80% of the property value
The 80% cap rules out very few people remortgaging, because half our clients were borrowing 58% of their property value or less. What will actually rule you out is wanting to borrow more money, or owning a flat. If either applies to you, speak to a mortgage adviser before you assume the five-day timeline is available.
Barclays compared with other mortgage lenders
A five-day completion only means something next to what other mortgage lenders are doing. The table below shows how long each mortgage lender took to produce a remortgage offer across every residential remortgage we submitted in the past two years. We have included every mortgage lender we sent at least 15 cases to.
| Mortgage lender | Cases | Midpoint days to offer | Offer within 24 hours | Offer within 5 days | Offer within a week |
|---|---|---|---|---|---|
| Barclays | 125 | 4 | 38% | 55% | 65% |
| Halifax | 65 | 5 | 14% | 51% | 69% |
| Santander | 94 | 6 | 16% | 48% | 59% |
| Nationwide | 99 | 7 | 31% | 45% | 52% |
| TSB | 21 | 7 | 24% | 38% | 52% |
| NatWest | 80 | 7 | 13% | 35% | 51% |
| Leeds Building Society | 17 | 9 | 18% | 35% | 47% |
| HSBC | 99 | 11 | 2% | 24% | 34% |
| Accord | 35 | 13 | 9% | 17% | 29% |
| Virgin Money | 25 | 14 | 0% | 16% | 20% |
| Bank of Ireland | 17 | 17 | 6% | 6% | 12% |
| Co-operative Bank | 19 | 18 | 5% | 16% | 16% |
Looking at all 766 residential remortgages, half took 8 days or longer to reach an offer. Only 17% reached an offer within 24 hours, and 37% within five days. That puts Barclays four days quicker than the rest of our cases, and more than twice as likely to produce an offer within 24 hours.
These are our own cases rather than a market-wide study, and the figures for the smaller mortgage lenders in the table rest on fewer than 30 cases each. Service levels also move around with staffing and application volumes. Even so, the gap between the fastest and slowest lenders is wide enough to matter. It is the sort of thing a whole-of-market broker sees that a single lender cannot tell you, and we cover the slower end of that table in our guide to HSBC remortgage timescales.
Matthew Roberts, managing director of YesCanDo Money, said:
“Speed is often the main reason clients stay with their existing mortgage lender even when a better deal is sitting elsewhere. Our own figures show Barclays was already one of the quicker mortgage lenders to offer, so we’re confident they can deliver on the new faster service. Although speed is important to everyone, our mortgage advisers always make sure clients do not choose a mortgage lender on speed alone.”
Fast-Track Remortgage or a product transfer
Barclays has built this service to compete with product transfers. A product transfer is what happens when you take a new deal with your existing mortgage lender instead of moving to a new one.
Our figures show why product transfers have been so hard to compete with. We arranged 554 residential product transfers over the same period. Half were agreed the same day, and 85% produced a new deal within 24 hours. Staying put has simply been faster.
The Fast-Track Remortgage service does not beat that. What it does is close the gap far enough that speed stops being the deciding factor. That makes switching lender a far more realistic alternative to a product transfer where speed matters.
Here is how the two options compare:
| Product transfer | Barclays Fast-Track Remortgage | |
|---|---|---|
| Time to offer | Usually same day | Within 24 hours if eligible |
| Time to completion | Days | As little as five days |
| Choice of mortgage lender | Your current lender only | Whole of market, if Barclays wins on the numbers |
| Additional borrowing | Possible, assessed separately | Not permitted |
| Affordability assessment | Usually none | Full assessment |
| Property valuation | Usually none | Prioritised valuation |
Here is what that means for you. If your current mortgage lender is offering you a competitive rate, a product transfer is still the quickest route. If it is not, the speed argument for staying has largely gone. Ask a mortgage adviser to compare your existing lender’s offer against the whole market before you renew.
What happens if your case does not qualify
If your case falls outside the Fast-Track criteria, you can still apply to Barclays through the standard remortgage process, or look at a Barclays rate switch if you are already with them. The 24-hour offer window is not guaranteed on a standard application.
Our figures suggest the difference is real but not dramatic. Barclays cases that would have met the four criteria we can test typically reached an offer in 3 days, against 6 days for those that would not. Barclays was already handling the simpler cases faster.
Falling outside the criteria is also not a reason to stay where you are. It is a reason to look properly at which mortgage lender suits your circumstances, particularly if you are raising extra money, own a flat, or are self-employed.
Why a mortgage broker still makes the difference
A fast-track service speeds up one part of the journey, which is the mortgage lender’s own decision. It does nothing about the parts that cause most of the delay.
Think about where the time actually goes in a remortgage:
- Waiting for a valuer to book a visit
- Waiting for a solicitor to request the redemption figure from your current mortgage lender
- A document that was missed at application and only comes to light a fortnight later
Nobody inside the mortgage lender is chasing those things on your behalf. That is the work a mortgage broker does. At YesCanDo Money, your dedicated adviser will:
- Package the full application before it is submitted
- Chase the valuation and the legal work
- Answer the mortgage lender’s queries rather than leaving them in your inbox
The 24-hour clock only starts once a complete application reaches Barclays, so getting the paperwork right first time is what makes the promise real.
Choosing the right mortgage lender at the start matters just as much. An application that goes to the wrong lender and is declined two weeks later costs you far more time than any fast-track service saves, and the hard credit search stays on your file. A fast lender and a broker are not alternatives to each other.
How to apply for the Barclays Fast-Track Remortgage
You can apply either by booking an appointment with a Barclays mortgage adviser, or through a mortgage broker. Before you do, the Barclays mortgage calculator will show you roughly what your payments would look like.
Check the costs before you rush
Completing in five days is worth very little if leaving your current deal early triggers an early repayment charge, which can run to several thousand pounds. Check the date your existing deal ends before you apply.
The Barclays side is more forgiving. Barclays does not charge a valuation fee on remortgage applications, and its Great Escape range covers the standard legal work if you use the solicitor Barclays nominates. Our guide to remortgaging with Barclays goes through the product fees and the full costs in detail.
What to have ready
Barclays has not published a Fast-Track document list, and what you are asked for depends on your circumstances. These are the documents a remortgage application usually calls for, and having them to hand will help you make the most of the 24-hour offer promise:
- Your latest three months of payslips, or two years of accounts if you are self-employed
- Three months of bank statements
- Your current mortgage statement and the date your existing deal ends
- Proof of identity and proof of address
- Details of any credit commitments, such as loans and car finance
Gathering those documents before you apply is what turns a 24-hour offer promise into a 24-hour offer, because the clock only starts once a complete application reaches the mortgage lender.
If your mortgage deal is coming to an end in the next six months, the team at YesCanDo Money will compare the Barclays Fast-Track Remortgage against the rest of the market for you, and you can get a quote with no broker fees to pay for that advice. YesCanDo Money is a fee-free, family-run mortgage broker, and more than 2,400 clients have rated us 5-star.
Barclays Fast-Track Remortgage FAQs
What is the process when remortgaging?
The remortgage process runs in five stages:
- An agreement in principle
- A full application with your documents
- A property valuation
- The mortgage offer
- The legal work to move the mortgage across
Fast-Track compresses the last three stages by prioritising the valuation and the conveyancing.
How long does it take for a remortgage to be approved?
We submitted 766 residential remortgages over the past two years. Half took 8 days or longer to reach a mortgage offer, and around 17% had an offer within 24 hours. Barclays came in quicker than most, at 4 days.
How fast can a remortgage be done?
With the Barclays Fast-Track Remortgage service, an eligible application can reach an offer within 24 hours and complete in five days. Outside that service, a remortgage to a new mortgage lender typically takes four to eight weeks from application to completion.
What is the Barclays six-month rule?
Most mortgage lenders, Barclays included, prefer you to have owned a property for at least six months before remortgaging it. Lending criteria change regularly, so ask a mortgage adviser to check your position rather than relying on a general rule.
How soon can you remortgage with Barclays?
You can usually start your remortgage around six months before your current deal ends. A Barclays mortgage offer is valid for six months from the date Barclays receives the application, correct as at September 2026. We explain what to do if your mortgage offer expires before completion in a separate guide. Starting early costs you nothing and protects you from moving onto your existing mortgage lender’s standard variable rate.
About our figures
The figures in this guide come from YesCanDo Money’s analysis of residential mortgage applications we submitted in the two years to September 2026. Offer times are measured from full mortgage application to mortgage offer, not to completion. Product transfers are counted separately from remortgages throughout. Records with impossible date values were excluded, and every figure states the number of cases behind it.
Your home may be repossessed if you do not keep up repayments on your mortgage.
