How fee-free brokers get paid
Every mortgage broker receives a procuration fee from the lender when a mortgage completes, whether or not they also charge you. A fee-free broker takes only that payment. A fee-charging broker takes both.
The obvious question is whether a fee-free broker is steered by which lender pays most. In practice, procuration fees across mainstream lenders sit within a narrow band, so the incentive to favour one over another is small, and any broker recommending a lender that does not fit your circumstances will lose the case at underwriting anyway. If it concerns you, ask the broker to tell you what the lender is paying them. Fee-free brokers should have no difficulty answering.

How We Built These Lists
Every broker on this page comes from Trustpilot’s mortgage broker category, which listed over 1,000 firms when we checked. We have left out firms that appear in the category but are not consumer mortgage brokers, including adviser directories, secured lending platforms, overpayment apps, estate agents, and specialist distributors that work through brokers rather than with the public.
Fee positions were checked against each firm’s own website. Where a broker does not publish what it charges, we have said so rather than guessing.
What to weigh up when choosing a mortgage broker
- Whether they cover the whole market. A whole-of-market broker compares every lender that deals with intermediaries. A tied or panel broker compares a set list, which may not include the lender that fits your circumstances.
- Whether they know your situation. The brokers on this page are noticeably specialised. One focuses on landlords, another on later-life lending, another on high net worth finance. Ask what proportion of their cases look like yours.
- What they charge and when. Only a handful publish it. A fee payable on application rather than on completion means you can pay and still end up without a mortgage.
- Who handles your case after submission. Some firms give you one named adviser throughout. Others hand you to a case manager once the application goes in, and the quality of that handover varies.
- Their reviews, read properly. Look past the score at what the negative reviews say and whether the firm replies. Trustpilot also shows an AI-written summary at the top of each profile, drawn from recent reviews, which is a quick way to see the themes in both the praise and the complaints.
How a Good Mortgage Broker Stops You Getting Declined
A good mortgage broker does not just find you a cheaper rate. The bigger job is getting your application approved first time, because a decline costs far more than a slightly higher interest rate ever will. The hard credit search stays on your file, you start again with a different lender, and if you are buying, the delay can put the purchase at risk.
Why applications get declined
Most declines are not caused by anything being wrong with the applicant. They are caused by the application going to a mortgage lender whose criteria never fitted.
- Income treated differently by different lenders. Bonus, commission, overtime, and second jobs are assessed differently depending on the lender. Some count the full amount, some count half, some ignore it. The same applicant can be offered noticeably different amounts by two lenders on the same day.
- Self-employed and contractor income. Some lenders want two or three years of accounts, others will work from one. Some use your latest year, others average the last two. Contractors on a day rate can be assessed on the day rate by some lenders and on their accounts by others.
- A recent job change or probation period. Several lenders will not lend during probation. Others will, and a few will consider you from your first day in a new role.
- Credit file problems. A satisfied default from four years ago and an unsatisfied one from last year are treated very differently, as is a missed mobile phone payment compared with a missed mortgage payment.
- The property itself. New-build flats, ex-local authority blocks, short leases, flats above commercial premises, and non-standard construction all narrow the list of lenders, sometimes sharply.
- Multiple credit searches in a short period. Applying to several lenders yourself, or through a broker who is guessing, leaves a trail of hard searches that later lenders can see.
How long a mortgage offer takes
Most guides will not give you a number, so here is ours. Across 1,362 UK mortgage applications that YesCanDo submitted between August 2025 and August 2026 and that went on to receive a mortgage offer, half were offered within 6 days of submission, 78% within 14 days, and 94% within 30 days.
Product transfers, where you stay with your existing lender, are quicker by nature. Taking those out leaves 1,056 purchase and remortgage applications, and half of those were offered within 8 days, with 94% inside 30 days.
The point is not the speed on its own. It is that an application submitted to a lender whose criteria already fit tends to move quickly, because there is nothing for an underwriter to argue with. The cases that take three or four weeks are usually the ones where something had to be explained, evidenced, or re-submitted.
