We checked all eight websites for a published fee. Three say something useful. Mortgage Medics have a fees page setting out typical charges that vary with loan size and complexity. Sussex Mortgages state a range of £0 to £999 depending on the case. Latitude Finance say there may be a fee, agreed after your first meeting. Beyond Equity charge a fee payable on completion, according to their own customers, though the amount is not published anywhere.

The remaining four say nothing at all about what they charge.

Silence is worth reading as an answer. A broker who charges nothing (fee-free broker) has every commercial reason to say so loudly, because it is the strongest thing they could put on a homepage. When a firm publishes detailed pages on every mortgage type and nothing on its own fee, it is usually because there is a fee to discuss once you are further down the line. That is not a criticism of any firm here, and it is entirely legal, but it does mean the question is yours to ask, and to ask before any work starts.

Several do advertise a free initial consultation, and that is worth reading carefully, because a free first consultation and a fee-free service are two very different things. The first costs you nothing to find out your options. The second costs you nothing at all. Everest Mortgages, for example, answer the question “are there any fees involved?” on their own site by explaining lender arrangement, booking, and valuation fees, without mentioning a broker fee either way.

The amounts are not trivial. A 2026 study of UK broker fees put the average at £643, up from £500 the year before, and percentage-based fees on a Brighton property will run well beyond that. Brighton and Hove’s average house price was around £428,000 in September 2025.

Tembo is also worth knowing about if a parent or family member is helping you buy, since they specialise in joint borrower sole proprietor and deposit-boosting arrangements. Tembo holds 4.8 from 7,424 reviews and charges a fee starting at £499.

The trade-off worth understanding

National brokers give you scale, fee-free advice in several cases, and a process built around getting an application submitted quickly. What most of them do not have is a working knowledge of Brighton’s housing stock. An adviser who has placed mortgages on flats above shops in the Lanes, on share-of-freehold Regency conversions, and on short leases in Hove knows which mortgage lenders say yes before the application goes anywhere.

That local knowledge is not the same as a local office. A good mortgage broker does not just find you a cheaper rate. The bigger job is getting your application approved first time, because a decline costs you far more than a slightly higher interest rate ever will. If a mortgage lender turns you down after a full application, the hard credit search stays on your file, you go back to the start with a different lender, and the delay can put a purchase at risk.

Why Brighton properties catch people out

What a good broker does about it

An experienced adviser works out which mortgage lender fits both you and the property before anyone runs a credit search. Across 30 Sussex mortgage applications that YesCanDo submitted between August 2024 and August 2026 and that went on to receive a mortgage offer, half were offered within 10 days of submission, 18 of the 30 within 14 days, and 25 of the 30 within 30 days. The pattern held across both years.

Product transfers, where you stay with your existing mortgage lender, are quicker by nature. Taking those out leaves 21 purchase and remortgage applications, and half of those were offered within 12 days.

The point is not the speed on its own. It is that an application submitted to a mortgage lender whose criteria already fit tends to move quickly, because there is nothing for an underwriter to argue with. The cases that take three or four weeks are usually the ones where something had to be explained, evidenced, or re-submitted.
