Solicitors can be a little slow sometimes (they’re busy people), so we may occasionally ask you to give them a quick nudge too.
Anyway, let’s walk through the next steps and the questions that come up most often.


What do I need to do next?
Your solicitor will send you a remortgage pack — by email or post. Inside, you’ll usually find:
Remortgage Questionnaire
This form asks for your personal and mortgage details so your solicitor has everything they need to progress your remortgage smoothly.Title Deed
You’ll need to sign this document and have it witnessed by anyone over 18.

Your solicitor may ask for a copy of your buildings insurance schedule or ask you to confirm you have adequate cover in place.ID Checks

You might receive both a lender’s version and a solicitor’s version. Read and sign what’s required — some are just for your records.Redemption Statement
Shows your current mortgage balance, any fees due, and the exact amount that will be repaid when your remortgage completes.
They’ll need these completed and returned before a completion date can be set.
If your solicitor offers electronic signing, you can do it all online once your ID passes checks.
If posting, send by recorded or special delivery so nothing goes missing.

Frequently Askes Questions
Below are some really helpful answers to questions that we are asked all the time once your remortgage offer is in, please take time to read.
What happens with my first payment to my new lender?
We can’t confirm exactly when your first payment will be due or how much it will be, as each lender has its own process and doesn’t provide us with these details. If you need to know your first payment amount or payment date, we recommend contacting your new lender once your remortgage has completed.
What’s this about a surplus or shortfall?
If you’re releasing extra money (say for home improvements or clearing debts), that’s called a surplus.
If you’re borrowing less than your current balance, that’s a shortfall.
If you’re just switching like-for-like, write N/A.
Not sure which applies? Just ask, we’ll confirm the figure for you.
What about early repayment charges or completion dates?
If your current deal has early repayment charges, you’ll want to complete after that date ends.
Example: if your fixed rate ends on 31 January, aim to complete on 1 February.
If you’re not tied in, you can complete as soon as the solicitor’s ready.
Completions can’t happen on weekends or bank holidays, so if your end date lands on one, your solicitor will push it to the next working day. (You might pay a few days’ interest until then.)
Who should I list as living at my property?
The solicitor will ask if anyone over 17 lives in your home. That includes grown-up kids, anyone who permanently lives there.
They may need to sign an Occupier’s Consent Form confirming they don’t have any ownership rights.
Mortgage applicants themselves don’t need to sign this.

Who are LMS and why are they involved?
LMS is the firm that helps lenders allocate solicitors.
Your lender tells LMS to appoint a fees-assisted solicitor to your case.
LMS will send you the first set of documents, but once that’s done, your updates come directly from the solicitor, not LMS.
Why isn’t my solicitor local?
Lenders use solicitor firms all over the UK.
You’ll never need to visit them in person, everything’s handled by email, phone, or post.
What if my mortgage payment is due near completion?
If your regular payment date falls close to completion, still make your normal payment — skipping it could show as a late payment.
Here’s what usually happens:
- Your redemption statement won’t include that payment, as it’s produced before it clears.
- Your old lender will usually refund it within about 7–10 working days.
- Sometimes it shows as a shortfall temporarily, but once the refund arrives, everything balances out.
Example: If your new mortgage completes on the 3rd and your usual mortgage payment is taken on the 1st, let it go through as normal — even if it’s at the standard variable rate (SVR). Your old lender will typically refund that payment about a week after completion, minus a couple of days for processing.
Why do I even need a solicitor for a remortgage?
Even with a remortgage, there’s still legal work involved — mainly transferring the title deeds to your new lender.
It’s nowhere near as complex as buying, but it still needs to be done right.
Do fees-assisted solicitors really cost nothing?
Yes. If your mortgage includes a fees-assisted legal service, your lender covers it. This is called “free legals” and most remortgages cover these fees for you.
That saves you roughly £500–£600.
The only catch? These solicitors can be a little slower, so we’ll help keep things moving.
Why are there possible solicitor fees listed?
In most cases, the lender pays for everything.
However, you might be charged if your case involves extra work such as a Transfer of Equity, lease change, or land dispute. Your solicitor will always let you know first.
If you’re getting a cash surplus at completion, note that bank transfers (CHAPS/TT) usually cost around £40, deducted from your funds.
