Buying a Property in Leicester

Leicester isn’t everyone’s first choice when it comes to picking a major UK city to move in. For most of its life, Leicester hasn’t risen to the top next to the likes of London, Birmingham, Manchester and Liverpool. However, that’s not to say that it hasn’t had its fair share of accolades. For example, it was designated as the first European Sustainable City in Britain thanks to its green-focused practices. It’s also home to the Leicester Football club that famously won the Premier League in 2016.

But what’s it like to buy property in Leicester? Are the city’s deep history and personality worth considering when choosing a new place to live?

Property Prices in Leicester

Between 2019 and 2020, the average property price in Leicester was just £227,546. This is below the average UK house price which was £239,000 in August 2020, making Leicester one of the more affordable locations in Britain to live in.

Most property sales in Leicester during this period were semi-detached properties that sold for an average of £217,283. Terraced properties sold for an average of £177,931 and detached properties were sold for £334,343. Overall, prices in Leicester over the past year have grown by around 3% since the previous year. Compared to the 2017 peak of £202,965, it’s grown by around 12%. This indicates that property prices in Leicester are certainly rising, making it a great time to invest in a property this year.

So what can those prices actually get you?

A 3-bedroom semi-detached property could be had from just £175,000 on the outskirts of Glenfield near New Parks. 4-bedroom properties seem to be the most popular, selling for around £267,000 if they’re terraced and from £290,000 if semi-detached. This gives plenty of flexibility regardless of the type of property you’re looking for and it should show that property in Leicester is more affordable than you might think. However, if you’re looking for something a little more extravagant, then Kirby Muxloe has plenty of large detached homes with beautiful gardens that can reach up to £1,175,000 for 6 bedrooms or more.
